Aliante

Aliante is a master-planned community in North Las Vegas, just south of the Sheep Mountain foothills and only 30 minutes from the Las Vegas Strip.

Aliante opened in 2003 and encompasses 1,900 acres, more than 420 of which are dedicated to recreation and public use. The community features more than 6,500 homes, as well as commercial centers, shopping, and dining opportunities.

Aliante offers several distinct subdivisions, including the popular active adult community, Sun City Aliante. Sun City and many other subdivisions have private amenities such as clubhouses, swimming pools, and community events. The master Aliante community features sports courts, picnic areas, parks, and walking and biking trails. Aliante is home to three city parks, including the 20-acre Nature Discovery Park, and a 24-mile interconnecting trail system. The community also features several schools and the new Aliante Library.

Aliante Golf Club is one of the main features of this community. The 18-hole course winds throughout many of the neighborhood homes and the lush green fairways provide beautiful views for golfers and non-golfers alike. For golfing enthusiasts, this 7,000-yard course offers prime tee time right in your backyard. Designed by Gary Panks Associates, the course includes two water features, generous landing areas, and beautiful Pear and Purple Locust trees. The course features a driving range, putting green, chipping green, practice bunker, and restaurant. 

Another highlight of this community is the Aliante Casino Hotel Spa. This new venue is within walking distance of many homes and features over 200 guest rooms, six restaurants, a 16-screen movie theater, concert venue, and traditional gaming such as table games, a poker room, slot machines and sports book. The NASCAR track is also just 20 minutes east of Aliante.

For residents interested in additional outdoor adventures, Aliante is a short drive from several national parks and conservation areas. Just 15 minutes to the northwest is Tule Springs Fossil Beds National Monument, where you can explore Ice Age fossils. Floyd Lamb Park is also just 15 minutes from Aliante. This 680-acre park is filled with wildlife, vegetation, lakes, and views of the Sheep and Spring Mountain Ranges. Further west is the expansive Red Rock Canyon National Conservation Area, featuring 26 distinct hikes and trails, as well as a 13-mile scenic drive.

Aliante is a great community for first time home buyers, as well as families and retirees looking for a more affordable home in the Las Vegas area. North Las Vegas is also a great area to consider if you prefer a quieter, more private community with less of the congestion and development of the downtown Las Vegas, Henderson, and Summerlin areas. That said, North Las Vegas is one of the fastest growing areas in the valley with numerous new developments, commercial buildings, and opportunities for investment.

Home prices in Aliante vary by neighborhood, with condos and townhomes starting in the upper $200,000s and single-family homes starting in the mid $300,000s. The average home price is about $578,000 and you can find higher-end homes for sale in the mid $700,000s. Residents pay an Aliante Master Association assessment of $39 per month as well as individual community dues depending on the neighborhood.
