The median sales price for Las Vegas high rise condos reached $430,000, up 3.7% from the previous month but down 11% year over year. That monthly increase is encouraging, but the annual decline shows that buyers still have more negotiating room than they did a year ago.

The average sales price came in at $652,966. That was down 3% month over month and 12.5% from last year. Fewer higher-priced transactions helped pull the average lower, so this does not necessarily mean every segment of Las Vegas condos lost the same amount of value.

The month’s highest-priced sale closed at $3.2 million at Queensridge. The first-floor residence stands out because it includes more than 4,000 square feet of private terrace space. Unique properties like this can perform differently from the broader pool of condos for sale, especially when they offer features buyers cannot easily find elsewhere.

There were 47 closed sales during the month, down 21.7% from the previous month. However, closings were still 9.3% higher than they were a year ago. Summer typically slows activity in the Las Vegas high rise market, so the monthly drop is not especially surprising.

Pending sales may be the more important number to watch. A total of 69 units went under contract, a 21% monthly increase and a 23% jump from last year. If most of those transactions close, the next Las Vegas high rise market update could show stronger sales activity.

That rise in pending contracts suggests buyers have not disappeared. Instead, they may be taking more time to compare Las Vegas condos and act when the price and property line up.

Total inventory remained remarkably steady at 611 units. That was down just 0.7% month over month and up only 0.5% from last year. Months of inventory also held at 12 months, although that figure is 25% lower than one year ago.

Average days on market fell 13.8% to 112 days, but condos are still taking 31.8% longer to sell than last year. Condotel units, which often move more slowly, contribute to that elevated figure.

Overall, Las Vegas high rise condos are sitting in a relatively stable but selective market. Buyers have choices, while sellers may need patience and realistic pricing. The next few months should reveal whether stronger pending activity can finally break the current stall in the Las Vegas high rise market update.
