Many of our clients choose a new build home over a resale for the floor plans, customization, builder’s warranty, and because…well who doesn’t like new things!?

We’ve found many of our clients don’t realize they can use a Realtor to represent them on their purchase of a new build home. The question arises- “Do I Need a Realtor when looking at new homes in Las Vegas.” The short answer is no. But while you don’t NEED a Realtor to represent you, it’s silly not to.

Why You Should be Represented by an Realtor

1. If you don’t bring your own agent to represent you, you will automatically be represented by the home builder’s agent.

While legal in Nevada, it’s nearly impossible for an agent to remain impartial while protecting both parties. At the end of the day, the builder pays that agent’s salary…wouldn’t you rather have an agent on your side?

2. Your agent can negotiate for you!

You’ve probably seen builders advertising “specials.” Well, a good Realtor will negotiate for you above and beyond what’s advertised for new homes in Las Vegas. In the past, we’ve negotiated upgraded appliance packages, full landscaping, closing costs, and even thousands off the purchase price for our clients. Our clients would not have received these bonuses if they bought on their own. In addition, the building process is not perfect. Issues come up during the process. An experienced Realtor will make sure you are not taken advantage of during the process.

3. It is absolutely FREE.
