You’ve heard the number one factor in real estate is location, location, location. This is true, but all professional agents know the most important thing to getting a home sold in any location is PRICE.

A properly priced property will sell quickly with multiple offers and avoid costly price reductions down the road. A property that sits on the market for a long period of time becomes stigmatized and buyers ask themselves, “what’s wrong with this house?” In addition, most buyers will be using financing.

The lender will send an appraiser over to your home to make sure the sales price is accurate against what it’s worth. If you price it too high, the house won’t appraise and the buyers can back out or renegotiate with you.

This is a bad position to be in. Your agent will prepare a Comparative Market Analysis (CMA) for your property. She will compile information on similar homes that have sold, as well as houses that are listed, expired, and under contract. Factors that affect value include: market conditions, location, lot size, amenities, house size, upgrades, and more. Using this data, your agent will suggest a fair market value for your home. But remember…just because you spent a lot of money in your home to make it like you wanted, you may not recoup the cost. More often than not, you’re going to take a loss, unless you spent money in areas that actually added value.
