The Cliffs is a 450-acre community located within the master-planned community of Summerlin, Nevada, just 20 minutes northwest of the Las Vegas Strip. Once complete, The Cliffs will include more than 1,700 homes across 11 distinct neighborhoods, including the Regency, an age-restricted active adult community.
The Cliffs is a newer village in Summerlin and is built against a stony ridgeline at the base of the Spring Mountains for which the community is named. Homes in The Cliffs are designed in a desert contemporary style that blends with the rugged landscape. Many neighborhoods are deliberately terraced to boast unobstructed views of the mountains and the Las Vegas valley, and additional parcels of land have been set aside to remain undeveloped. This is a peaceful, quiet neighborhood that feels private and secluded, while still being part of the vibrant Summerlin community.
The Cliffs is a great community for nature lovers, with intentional home, park, and trail construction to compliment the surrounding desert. The community features numerous parks and paths that wind throughout the neighborhoods, as well as several elevated overlook areas. The Cliffs trails also connect with the 150-mile Summerlin Trail System. Just west of Summerlin is the Red Rock Canyon National Conservation Area, where residents can enjoy miles of additional hiking and biking trails, as well as wildlife viewing and camping opportunities.
The Cliffs residents pay a Summerlin master association fee and enjoy access to numerous Summerlin amenities. These include hundreds of parks, as well as swimming pools, tennis courts, basketball and volleyball courts, classes, and special events. Summerlin also features ten golf courses; 26 public, private, and charter schools; a public library; numerous houses of worship; and the Summerlin Hospital Medical Center. In total, Summerlin offers more amenities than any other community in Southern Nevada.
Some individual neighborhoods within The Cliffs feature resident-exclusive clubhouses and community centers, while other neighborhoods utilize the numerous general Summerlin amenities. Several Summerlin amenities are located within The Cliffs community, including Wet ‘n’ Wild water park, Aquatic Springs indoor pool, Oak Leaf Park, and Faiss Community Park. Oak Leaf and Faiss parks include features such as playgrounds, pickleball courts, picnic pavilions, and rock-climbing walls.
The surrounding downtown Summerlin area offers shopping, dining, and entertainment options within 5 minutes of The Cliffs. Residents enjoy the numerous shops, boutiques, and restaurants within retail centers Tivoli Village, Canyon Pointe, and Boca Park. Additional nearby retailers include Target, Whole Foods, Trader Joe’s, TJ Maxx, Nordstrom Rack, Best Buy, and Costco. Summerlin is also home to the Nevada Ballet Theatre, which presents a variety of performances throughout the year.
