Tule Springs

The Villages at Tule Springs is a new master-planned community under development in North Las Vegas.

 

 

Located just south of I-215, Tule Springs encompasses more than 1,200 acres and will include about 8,500 homes upon buildout. 

Tule Springs broke ground in 2017 and is now completing phase one of the development plan. Initial builders include Lennar, KB Homes, and Tri Pointe Homes, and the community will feature seven new home neighborhoods. Tule Springs will offer townhomes, single story, and two-story homes, ranging from about 1,800 to 3,800 square feet. 

Amenities at Tule Springs will include a 35-acre regional park, fitness facilities, picnic areas, and resident swimming pools. Future phases of construction will border the Eglington Preserve, and project development plans include trailheads connecting the community to the 22,650-acre Tule Springs Fossil Beds National Monument. 

The Villages at Tule Springs is also just 5 minutes from Seastrand Community Park, where residents can enjoy soccer and baseball fields, basketball courts, a dog park, and a walking trail. Residents also have access to the nearby Aliante’s Nature Discovery Park, a 20-acre park with tennis and volleyball courts, a lake, waterfall, and a dinosaur-themed kids’ area.

Golf enthusiasts will enjoy Aliante Golf Club just 5 minutes north of Tule Springs. This 18-hole championship course was designed by Gary Panks Associates and is highlighted by two water features, generous landing areas, and strategic use of Pear and Purple Locust trees. The practice facility also offers an expansive driving range, putting green, chipping green and practice bunker. 

North Las Vegas is one of the fastest growing areas in the valley and still offers a private, quiet community feel that’s outside the congestion of the Las Vegas urban core. North Las Vegas is also more affordable than communities such as Henderson and Summerlin, while still being close to local attractions, shopping, and recreation opportunities. Nearby retailers include Costco, Walmart, Sam’s Club, Best Buy, Lowe’s, and Target, and the I-215 beltway offers easy access to the area freeways and further destinations. 

For Tule Springs residents interested in an exciting night out or an indulgent spa day, Aliante Casino Hotel Spa is less than 10 minutes from home. This new, $675 million venue features six restaurants, a 16-screen movie theater, concert venue, and traditional gaming such as table games, a poker room, slot machines and sports book. And of course, if you’re interested in more excitement, a 20-minute drive brings you to the Las Vegas Strip or downtown area, where you’ll enjoy world-class dining, entertainment, and shopping opportunities.

The size of this North Las Vegas master plan will be nowhere near that of Summerlin, but Tule Springs’ goal is to offer a look and feel comparable to that of the popular Summerlin community, complete with multiple recreational areas, new elementary schools, and commercial spaces, all with gorgeous mountain views. At Tule Springs, homeowners will enjoy a Summerlin experience without the Summerlin price tag, and many investors are taking note of the growing area.

Even in a more affordable community like Tule Springs, prices are climbing. The current median home price is about $462,000, but there are some new single-family homes starting in the upper $300,000s. Many of the more affordable neighborhoods are sold out, but buyers can still find new builds available for purchase. HOA fees are anticipated to be approximately $100 per month.
