This guard-gated luxury community will feature single and two-story homes ranging from 2300 sq ft to 5000 sq ft. For Pulte and Toll Brothers, various house plans are available to suit your lifestyle and needs.

The home prices range from low $1 millions to as much as $4 million for larger homes with views. Homeowners at Ascension will have an HOA fee of $307 monthly, and there are no SIDS.

A major feature of this new luxury and modern community in Summerlin is the clubhouse, which will have two swimming pools, a fitness center, pickle ball courts, and more. The clubhouse spans 7500 sq ft and will be a primary attraction for future homeowners in the community.

Ascension is located within the coveted Summerlin area, specifically in Summerlin South, and within a new Village called The Peaks. This area is known for being flocked by prestigious neighborhoods like Mesa Ridge, The Ridges, and the exclusive Summit Club.

Ascension’s location is also 20 minutes from the airport and The Strip. And yet, you will have easy access to Downtown Summerlin, where you can enjoy shopping, dining, and other recreational facilities. Outdoor enthusiasts will love living in Ascension because of its proximity to the Red Rock Conservation area. Meanwhile, you will be closer to new entertainment and lifestyle hubs like The Uncommons and the Durango Casino.

Lot Sizes & Premiums in Ascension Summerlin

Home buyers want spacious lots, but with the limited land in Summerlin, they’re a rarity in this area, even for this new development. You can find spacious lots with views if you pay a premium.

Average lot sizes in Pulte Homes are 8,000 sq ft, and Toll Brothers’ are more spacious at 10,000 sq ft. If you want to secure those larger lots (we’ve seen 15,000-20,000 sq ft), getting on the waitlist immediately is important.

Lot premiums also vary depending on which developer you buy them from. Pulte’s lot premiums are less expensive at $25,000 to $300,000. Meanwhile, Toll Brothers’ lot premiums range from $15,000 to $1 Million (for those expansive lots with views).

Speaking of views, many home buyers in Summerlin and Las Vegas come seeking “the view.” Since Ascension is developed on a 261-acre land with limited elevation differences, the builders cannot guarantee views for homes in this new community.

If you’re looking for views, Toll Brothers has more options than Pulte. Both Pulte’s Caprock (especially for two-story homes) and Toll Brother’s Crestline will have opportunities for views from the second floor of some homes. However, these lots back up to a decently trafficked street.

Toll Brother’s Ridgeline has some nice opportunities for views, with High Rock containing the best view lots if you are willing to pay a premium (the best lot here will go for $1M+).

Meanwhile, there are a lot options ranging from 9000 to 14,000 sq ft.

Toll Brothers – Highrock Collection

The Highrock Collection features single-family, single-story homes starting at $1.6 Million. These luxury homes in Summerlin boast modern and contemporary architectural designs with overlooking views of the Las Vegas Valley. Lots start at 10,500 sq ft with up to four bedrooms on many house plans. Home buyers can choose from up to three floor plans.

Toll Brothers – Crestline Collection

The Crestline community features single-family homes starting at $1.8 Million. Unlike Highrock, the Crestline Homes offer buyers three two-story house plans, starting at 4,783 sq ft. The house plans have five bedrooms, five baths, and three garages.

The Incline is a single-story community, with homes starting at 2297 sq ft up to 2875 sq ft. Home prices start at $1 Million with an estimated build time of six to 11 months.

Caprock is a two-story community in Summerlin with three house plans available. These house plans range from 3981 sq ft to 4530 sq ft. Home prices start at $1.5 million with an estimated build time of seven to 11 months.

The Pointe is another single-story community from Pulte in Ascension. Home buyers can pick from three house plans ranging from 3475 to 3966 sq ft. Home prices start at $1.5 million with four bedrooms in most homes.

Schools in Ascension Summerlin

Families interested in buying a home in Ascension must consider the schools within the district, and rightfully so. The schools included within the area are Abston Elementary School, Fertitta Middle School, and Durango High School. As per greatschools.org and niche.com, these schools are not among the top-rated schools in Summerlin, but they are decent options for families with children.

If you desire higher-rated schools, many private schools are close to the Summerlin area such as Bishop Gorman high school, The Alexander Dawson School, and The Meadows School. If you don’t want to pay expensive fees for private schools, there are several charter schools to choose from. These options allow you to choose schools that fit your family’s needs and budget.

The first few models for the Ascension new community in Summerlin will become available in the Spring and Summer of 2024. Meanwhile, the clubhouse is expected to be completed in the first quarter of 2025.

Pulte will have quick-move homes, and you can customize the interior fit-outs for the home. However, new home builds, especially larger homes with two stories, will have an estimated build time of nine to 18 months.
